Angela is a resident of the community and devotes her time to improving the quality of life for all residents. She is the Past President the Kiwanis Club of Garden City has been a resident of Garden City South for over 40 years. She and her husband Don have raised 3 children and the family has grown with the addition of 5 grandchildren. Although working full time as a Real Estate Broker she finds the time to give back to the community.

The Kiwanis Club of Garden City awarded her the Kiwanian of the year in 2015 and a Kaiser in 2017. She has served in various leadership roles over the years including 2 years as President.

My Role as a Realtor

Pre-Marketing:

  • Prepare Comparative Market Analysis. By analyzing recent closed sales and currently available listings I establish the fair market value of the property.
  • Discuss the disclosures and the listing agreement with the property owner.
  • Examine building department records to identify any potential issues that may arise during the sales process.

Marketing:

  • My professional photographer will photograph the property, inside and out. An accurate floor plan will be drawn and when appropriate, a virtual tour will be created.
  • This material, along with my narrative of the property is then given to the creative department to design the brochure. Once it comes back from the publisher I use the brochure as a part of the in person sales presentation I do with each and every potential buyer.
  • I utilize the broad marketing reach of various online sources such as nytimes.com, newsday.com, Trulia, Zillow and Realtor.com.
  • Print, direct mail and cable advertising are still effective forms of marketing. I advertise my listing in all the print media, and do regular mailings in the community as well as purchase time on cable channel 10.
  • I will schedule open houses on a regular basis supported with advertising and where applicable placed a "For Sale" sign on the property.

Personalized Service:

  • While I am marketing the property I present the owner with feedback from other agents who are showing the property to their clients.
  • I want to make the property as easy for a buyer to view as possible. I will schedule open houses with the owner and make appointments to show the property. Should the owner feels it's needed, a key will be left with me to access the property. I would then alert the owner when I am showing the property or escorting cooperating agents when they have clients interested in purchasing.
  • A record is maintain listing all showings with their date and times. This not only provides data as to the flow of activity but aides in protecting the owner's possessions and affords a level of security to all parties involved.
  • The owner is updated with market conditions on an ongoing basis. Specifically, the houses that have sold with their closing date and price as well as whatever properties that have recently come on the market with their list prices.
  • I negotiate on the owner's behalf to ensure the best price and terms of sale.
  • All potential buyers are preapproved by a lender and are required to provide proof of funds when dealing with an all cash purchaser.
  • Once terms have been agreed to, I work with the owner's attorney supporting his efforts in getting to the closing table. I will arrange for the various inspections that have been authorized by the attorney and arrange for the bank appraiser to inspect the property, supplying him with documentation supporting the agreed upon price.
  • As we approach the closing day, I will coordinate with the buyers to conduct the final walk through.
